X1 Media City is a development comprising four towers each of which are 26 storeys and comprise 275 residential apartments and commercial space.

Towers 1 and 2 have been completed and are fully sold and fully occupied.

The site of Towers 3 and 4 had two major infrastructure issues which needed to be resolved prior to the development of the towers themselves. The first issue was electricity mains running through the site. This needed to be relocated away from the construction site which required the negotiation with the statutory undertaker.

Those works have been completed. In addition the footprint of the basement car park is very tight with the boundary with the adjoining tramway. A foundation solution needed to be agreed with Greater Manchester Transport Authority and that piling solution has now been agreed to the satisfaction of the Transport Authority and the piling works to give integrity to the boundary between the two sites have now been completed.

X1's contractors, Vermont, were originally due to start the main works earlier this year but this has been delayed and we would anticipate a commencement on site in January 2021. The preparatory works to enable this are now scheduled to commence in November this year.

The construction of Tower 3 will take 26 months, Tower 4 will take a further 18 months from completion of Tower 3. Tower 3 therefore is expected to be completed at the end of Quarter 1 2023 and Tower 4 is expected to be completed by the end of Quarter 3 2024.
