Work has continued at Oxygen Tower over the past six months and despite the additional implications of the COVID-19 pandemic, cladding is now being installed to levels 21-27 Tower 1. The cladding of Tower 2 is now complete.

The curtain walling window installation is ongoing in Tower 1 and Tower 2, from levels 16-21 and 10-14 respectively. Internal fit out works are progressing across all three Towers with a total of nine phases now taking place.

July 2020

Works have continued over the past three months through the COVID-19 pandemic, and we are pleased to say that the concrete frame works are now complete in Towers 1 and 2. The frame for Tower 3, and the associated tiered concrete frame to the gardens on the southern aspect, is on programme to complete imminently.

All concrete cladding to Tower 3 completed in May, with the penthouse level now fully enclosed. The installation of windows and curtain walling to this tower will be complete on schedule by the beginning of July. The good weather we have had over the last few months
means that these works are also progressing rapidly on Towers 1 and 2. Internal fit out works continue across all three Towers between levels 1 and 6. This includes partitioning, 1st fix mechanical and electrical works, and all plastering. With this in mind, we anticipate that the show apartment will be ready for final decorations and staging in July.

May 2020

The frame of Towers 2 and 3 are complete and the post-tensioned concrete slab pour is currently at the 27th floor on Tower 1. Cladding and window systems are being installed across the façades of all three towers and fit-out works have begun up to the third floor in Towers 1 and 2.

December 2019

- Works to construction bot the 16 and 32 storey cores of Oxygen are now complete
- Post tension slab is up to the 17th floor in tower 1 and 2
- Post tension slab is up to the 10th floor in Tower 3
- Pre-cast concrete cladding panels are currently being installed on the Millbank street facade
- Windows up to the 4th floor are being installed
- Fit-out works to these floors began on the 25th November

September 2019

- The core between towers 2 and 3 are now at full height
- The core between 1 and 2 currently stands at 27-storeys due to reach 32-storeys, full height, in October
- In tower 1 the floor slabs are currently up to floor 10
- In tower 2 the floor slabs are currently up to floor 8
- In tower 3 the floor slabs are currently up to floor 5
- Externally the facade brickwork to the townhouses has started and is up to first-floor height

June 2019

- The stair cores between towers 1 and 2 in our Piccadilly development, Oxygen are now at level 14
- The lift and stair core between towers 2 and 3 is now at level 7
- Floor slabs in tower 2 are constructed up to level 5 with floor slabs in tower 1 constructed up to level 2
- The ramp into the car park has now been constructed with other works progressing well

- Works are on programme
- Construction of the pool structure is complete
- The slip form rig construction is complete and the stair and lift core construction between Tower 1 and 2 is underway
- The base to the Tower 2 core is complete
- Tower 3’s pile cap foundations and drainage is underway

- Ground works and concrete frame to commence in 1 months’ time

- Concrete capping beam to contiguous piling completed
- Basement and bulk excavation complete
- Piling matt complete
- Piling due to commence 11th June
- Meetings held with Manchester highways regarding road closures for drainage connection
- Drainage connection agreed with United Utilities
- Various packages being procured

- Concrete capping beam to contiguous piling completed
- Basement and bulk excavation commenced

- Remaining base piling to follow once above works

November 2017

- Reinforced concrete capping beam to the perimeter contiguous piles will be completed by the 1st December 2017
- Temporary services connection to be established at the site
- Site cabins to be moved into their permanent position
- Basement excavation will start after the services connection is completed
- Design development of the structural frame is continuing to improve parking interface with the basement structure

August 2017

- Completed circa 220 no 600mm diameter reinforced concrete piles
- Completed 86 no 750mm diameter reinforced concrete piles
- The piles are on average 18 metres deep and form a contiguous piled retaining structure around the whole site
- This now enables the capping beam and bulk excavations to commence
- Temporary road closures in place
- Temporary drainage connections formed

May 2017

- Official ‘Breaking Ground’ ceremony took place on the 17th May 2017

May 2017

- Early works contract started on site 15th May 2017
- The site strip has commenced, removing the substructure material to provide a uniform level across the site
- Next site activity is the delivery of the piling material which will take 2 - 3 weeks
- Piling rig being delivered to site for the commencement of the CFA piling in 4 weeks’ time
- Piling will take approximately 10 - 12 weeks to complete

April 2017
