May 2022

UPDATE FROM ADMINISTRATORS

Practical Completion of the development is delayed due to two major items of work:

1. External drainage works;

Amended planning permission has been obtained for these works. Positively, it is no longer a requirement for these works to be completed prior to the development achieving Practical Completion, which means these works will not cause further delays to the completion of the individual units.

2. Firestopping works between the commercial ground floor and upper residential floors.

These works however, remain a very complex issue and the contractors are continuing to review options so that the most expeditious solution can be secured.

Consequently, the administrators not yet able to provide a definitive timeframe on when these works will be completed, and when final Building Control sign-off will be achieved.

With the above considered, the best estimate for Practical Completion is now Q4 2022/ Q1 2023.

More positively, the apartments and most common areas of the building are now substantially complete, with the snagging process ongoing.

The apartments will be available to view by appointment only in early July, exact date to be confirmed.

April 2022

Works to the apartments are now largely complete with the snagging process now drawing to a close. Works to the common parts remain ongoing with some final testing required following the installation of the water tank. Two attenuation tanks are required to be installed within the car parking areas which required a variation of planning. It is not anticipated however that this will delay practical completion and sign off. Listed Building Consent for the fire proofing works that are required between the basement, ground floor and first floor levels is still outstanding and for this reason we now anticipate a PC date of September 2022. Mortgage valuations can be booked for survey access in May 2022.

Works to individual apartments are now substantially complete and the snagging process has commenced.

Installation of the water tank is due to be completed imminently which will in turn allow for works within the communal areas to be brought to a close.

Building Control have identified that fire proofing is required within the basement and Ground Floor commercial areas and the First Floor residential areas. These works in turn will require further Listed Building Consents to be approved.

With the above considered it is estimated that Listed Building Control sign off will be Q3 2022.
